Self Build

We are able to assist with Self Build mortgages. These are different to standard Residential mortgages even though you’ll be building a home reside in.

Building Development

This can be quite a stressful process even aside from obtaining the funding. Tasks such as planning approval and project management can themselves be quite cumbersome. Allowing us to assist you in obtaining the finance will at least help you to focus instead on ensuring that the project is delivered on time and within budget.

Landlords

Landlords who see an opportunity to expand the size of their building with a view to generate a greater level of rental income should reach out to us as have access to a range of lenders who will be willing to lend in such situations.

How much can be borrowed?
Up to 100% of the build cost or 60% of the value of the Land or Property.
Are these loans limited to New Builds? a project?
No, you can obtain development finance for new builds, conversions and refurbishment projects.
How long can I have the finance for?
This varies from lender to lender, but can potentially go up to a maximum of 30 months.
Is the funding only to be used to cover the cost of building materials?
The loan can be used to purchase materials as well as cover the cost of labour/contractors.
Can I obtain funding if I want to build a house for myself to live in?
Yes you can. However, as the development loan is only short term, upon completion of the build a residential mortgage is likely to be the right option should you wish to continue to reside in the property going forward, this is something that we can also advise you on.
What sort of projects can I carry out using the loan?
Barn, loft, garage and commercial to residential conversions are all types of projects that you can undertake using the funds from the development loan. You can also use the funds to build a single house, cluster of houses or apartments.
