What Might a Bridging Loan Be Used For?
Purchasing
Purchase a property before selling your current property- To ensure that you do not jeopardise your purchase and therefore use a short-term bridging loan to purchase the onward property before the sale of your existing property completes.
Auction Property Purchase
Such situations have a limited period within which the purchase needs to complete. If you are unable to get the funds quickly enough to complete the property purchase, then a bridging loan may allow you to complete and avoid losing the deposit that you will have paid to secure the deal.
Purchasing a property that is not suitable for a mortgage
A property that might have been purchased when it was in a poor condition does not mean that you will not be able to obtain a mortgage on it after the appropriate works have been carried out. A bridging loan will allow you to get access to the funds that are needed to carry out the restoration, conversion or refurbishment work on the property with a view to get a mortgage on it at a later stage or to put it up for sale.
