Are these loans limited to New Builds?
No, you can obtain development finance for new builds, conversions and refurbishment projects.
How long can I have the finance for?
This varies from lender to lender, but can potentially go up to a maximum of 30 months.
Is the funding only to be used to cover the cost of building materials?
The loan can be used to purchase materials as well as cover the cost of labour/contractors.
Can I obtain funding if I want to build a house for myself to live in?
Yes you can. However, as the development loan is only short term, upon completion of the build a residential mortgage is likely to be the right option should you wish to continue to reside in the property going forward, this is something that we can also advise you on.
What sort of projects can I carry out using the loan?
Barn, loft, garage and commercial to residential conversions are all types of projects that you can undertake using the funds from the development loan. You can also use the funds to build a single house, cluster of houses or apartments.
Should the necessary planning consents be in place prior to the application for development finance?
Yes, the lenders will need these to assess your application.
Will I receive all the funding at the start of the project?
The funds are released at different stages during the project. Upon completion of a stage and commencement of the next, the funds can be drawn.
